Lance: Ladies and gentlemen, today’s show is going to be rather unique because we’re going to be talking about the specific strategies and ideas that a friend of mine has been doing who got involved with wealth creation instead of panic. He said, “Well, wait a second. Maybe there’s something here that is going on in real estate. The meek shall inherit the Earth. God does give wisdom and revelation about owning and managing Earth’s act and resources”. Jesus said,“Occupied till come, not vacate till I evacuate you”. So, I’m telling you, Cousin Billy, I’ve talked about him before but he’s teaching my buddy Dave and his wife Karen. For the last couple of years about what he does with real estate and next thing I find out they’ve got like 7, 6 properties they bought, they flip properties, they buy and hold, they rent them, they Airbnb, it’s fascinating and they love it and they do it as a family. They travel together and go check these places out. They created fam wealth, family enterprise, and now their son Levi actually manages properties and checks out properties.

Let me tell you something. 20 years from now You’re going to look back at that picture and say, look how young we were. You got to have a perspective that says, right now is the youngest you’re ever going to be. Because you can’t go back in time right now and say, your future is going to look back at this and say, those were great days and I’m telling you, there are great days. Revival is spilling over providentially all over the college campuses and not a moment too soon. We’re going to talk later on our various shows that we’re going to be working on today About what’s happening out at Asbury. It’s already spilled over to today or tomorrow is National Collegial Prayer Day. That means that all over the United States it was prescheduled. The campuses are praying for God‘s visitation. And it’s I just think that God is doing that. In the meantime, there’s what you could see this is help is God‘s way of resetting the clock.
Now for those of you that are concerned about economics as you ought to be. If you’re paying attention to the lunatic spending antics of the Uni–party. If you’re worried about where the pharmaceuticals are going to go next with their mandated vaccines for profits. If the war in Ukraine and China and Russia now combining with Saudi Arabia to create an alternative economic system globally. There’s plenty of reason for concern. At the same time, I will tell you this. I met with senior economist and adviser Mark Nunnel yesterday who explained to me that in spite of all of these threats, the stability and strength of God‘s hand on the United States is such that we’re the only country in the world that 22 to 23 trillion-dollar economy. And that the closest thing to us is China with 17 trillion. They aren’t near us. In that sense. And then you have Japan and England and France and Germany down in the 4 to 5 to 3 trillion zone.
So, God has in his kindness built in a buffer in the United States that can withstand the lunacy of its present crisis. We can’t go on forever like that. But right now, I don’t want you ringing your hands in perpetual anxiety about the imminent collapse of your life. Because revival and economic strength is still here and now get your head out of the bunker and out of the calamity zone and focus on what are you doing, what’s your strategy, how are you making progress. While you’ve got the greatest economy in the world with the most freest country in the world, now in the cusp of a great revival that’s going to spark a change in the world. What’s your strategy or wisdom strategy for making things work? So, Mercedes, you’re always tracking this stuff. You’re basically the business-minded maven. We’re going to be linking up with Karen Conrad. What do you want to get out of this interview today?
Mercedes: Yeah, I think right now, I mean, one, we’ve had such great feedback from people who’ve already gone through a lot of this material which is why I was saying, oh my gosh, we got to have Karen back because it’s almost like people are demanding it. So, we’ve had a lot of people already go through the real estate workshops, go through online courses and they’re seeing success. I mean your wife actually just brought property the other day after going through all these different like classes with Karen and Billy. So, I wanted to bring her back and really just to give us a market update where are the opportunities out right now for people. Because the market like you’re saying is changing quickly. And so, what should we be anticipating, where is it going next and where’s the opportunity? That I would love to know for Karen.
Lance: Well, as you know, cousin Billy is the head of this syndicate of wealth creation experts and he has Karen in charge of this very key sector which is where many people are worried about the future in terms of real estate. Cousin has a secret sauce and that secret sauce has enabled him to make so much over the years that he’s now handling multiple millions and over $100 million dollars’ worth of other people’s money. Trying to invest it and help them get guidance and train them on do he’s doing. Strong Christian, I’d say he’s an apostle in the area of the Business Mountain pastored for years out. He actually was right there when the Columbine shooting happened. He was one of the central pastors that took care of all that. So, this isn’t just a wealth guy. This is a man understands the heart of God.
Karen, we are ready to there she is. We’re ready to get the update from you. You guys just came from an intensive weekend. My wife is sending me pictures. I couldn’t be there and you guys had one incredible download weekend. But just for the audience’s sake, there’s a difference between seminars on wealth and money and an anointing and an atmosphere where the spirit of God is. Can you describe to me what goes on in these gatherings that you guys have? Because my wife sent me a prophecy she got. I’m thinking what in the world’s got on a wealth seminar, a wealth thing. What’s cousin doing over there? Is this what he normally does? But then I hear a prophecy coming out. So, what was going on?
Karen: Wow. I’ll tell you Lindsey it was an amazing, amazing weekend and I really like how you refer to Billy as an apostle. He really is and he’s got a prophetic part to him that we saw come out this last weekend and I’ll tell you I’ve been around Billy a long time and I have never seen anything like what we experienced this last weekend and it was amazing. All that we do is based on the word of God. It’s about understanding the Times, like the sons of Issachar, they understood the times that they were in, and they knew what to do, and that is really a great introduction into what we’re going to talk about today. Because Billy is really leading that effort, really him and Becky just pressing in to equip all of us, to understand the times, to know what to do, and to build wealth God‘s way. And there is a presence, there is an anointing, was something happening this last weekend. I’m telling you. My husband Dave and he said here and he said eternity was changed this past weekend.
Lance: I think that’s possible. That that there could be certain events that actually God is interacting with and it’s changing the direction of things. Alright, so for the person who is a novice in this and for those that are, we got to feed a whole lot of people right now in this interview. Some people are just dialing in. Here it is for the first time. What do they need to know about real estate? They’re thinking the sky is falling, eminent economic depression. Maybe they’re throwing all their money into gold and silver but they don’t know you need to diversify. I’m doing this because I have the gold and silver group, but I’m also saying you need to have a strategy for land and real estate and other forms of investment. What would you tell those people?
Karen: Well, this is the time and the opportunity to start to look into real estate or if you already own real estate to look into increasing your portfolio. So, we know and Lance and you Mercedes talk about this all the time. The enemy is just spewing fear into the atmosphere but as Christians, we don’t live by fear. We look at the opportunities and there is such a silver lining during this time with real estate. First of all, real estate is a local business. Meaning that not every market is going to be the same. So, one of the important things that we need to learn is what to look for to be able to identify the right markets to buy in. And we can learn from history. You know I was just reading an article that just stated that, during the Great Depression okay, when housing prices were dropping. There were more millionaires that were developed during that time than any other time in history. And someone to learn from with that is Jay Paulgetti who earned money through real estate during this time and he said it like this. He said, a simple business formula to follow is to buy when everyone else is selling and hold on until everyone else is buying.
I think that is a great way to describe the times that we are in in real estate. We’re hearing about the market going down. We know that interest rates are higher than what we’re used to, but this is a sliver of time of opportunity that we just need to be aware of and know how to pursue the market to start building wealth and acquiring more wealth to pass on for generations.
Lance: Well, how do you know what to look for? So, let’s talk. Let’s start to reel in some of the folks out there that are like Annabelle or like you were. I mean, this was a new emphasis for you 5 years ago, 4 years ago. When did you start listening to Cousin talk about this?
Karen: Yeah. So, we’ve been listening to Cousin for about 5 years but when Dave and I actually got in the game was about two years ago and it’s really unbelievable when we look back on it because we’ve had 7 properties. We are now this week buying our 8th property and we’ve got vacation rentals. We’ve got buy and holds. We’ve done flips. So, once you get in the game like Billy describes, you’re able to move quickly.
Lance: Alright, stop right there. I just want to say this because I could I got an instinct for this. So, folks listen to me. Karen and Dave. Now I know Dave. Dave was like our best friends. He’s half the reason I moved down to this part of Texas. And I had a hand I might add. Annabelle and I and helping Karen and Dave meet. Now that I think about it. So, this is family. This is like not just another interview. This is actually, so Annabelle and I have been watching Dave and Karen and like two years ago they start buying properties. Now this is like the Jews provoking the no Gentiles provoking the Jews to jealousy. Because I’m going look at that. Dave himself a property. Then it’s like hey they got 2. Hey they got three. I go what? Hey they got 5. I go wait a second. What’s cousin doing over there that I don’t know about. Hey now they’re up on 6. Dave’s all happy along. You’re rent, your buy and hold. You’re renting. You’re flipping. You’re flopping. You’re whatever you’re doing. You’re sounding like a regular, you’re running the casino out there.
So, you got, how can people get a deep dive and catch up. Give me for my smart people out there. They need catch up fast while the opportunities there. What can they do to bridge the gap on ignorance and get informed?
Karen: Yeah. So, I would say the best thing to do which is how Dave and I actually got this figured out and got kind of the boldness to step into real estate is we attended the Wealth Builders Real Estate Workshop and we actually have one that’s coming up April 28th to the 30th. It’s an intensive. Bill Bronchick actually calls it like a real estate crash course because you are in a room with people that are focused on real estate. We bring in people. We’re all in the game. We are all in real estate. You’ve got Billy there that is sharing what he calls the Secret Sauce. We keep this at about 100 people, okay? So, there is not a lot of space left. So, if you want to do this, I would register now but you get 24 sessions plus some real estate workshops at different levels during this week end and that is what Dave and I had to do. We had to be immersed in this to understand what is the opportunity in real estate. And one of our biggest learning curves was something called the law of leverage which just was like a spiritual experience that life set us free.
Lance: Wow. So, what is the law of leverage?
Karen: So, the law of leverage is learning how to use other people’s money to leverage your purchases and building wealth in real estate. So, we love Dave Ramsey. We love that he teaches how to get out of debt but you know what? Billy is the one that really teaches how to build wealth. So, a lot of times we’re, a lot of our coaching clients, they’re just very focused on getting out of debt and once they catch on to this law of leverage. And they realize that if we leverage our money to go into a market and purchase an asset that is going to not only provide a monthly cash flow but have someone else pay down the mortgage and experience appreciation, you actually have a trifecta of building wealth in real estate. And once we got that, we’re like, oh my goodness, what are we doing? We need to get into real estate.
Mercedes: I would say even just I went to this real estate workshop and this is just a small thing,but they do talk about debt and how to leverage it. I did go through the Dave Ramsey material. So, Larry and I got out of debt and so we had like no debt and my credit score because I’m like, okay, I want to go get a house. I want to do what Karen and Dave were doing. My credit score was shaquad, because I don’t have any debt. So, I didn’t have debt open and so I because I closed all my credit cards and so in just going through the course, my credit’s now up like 80 points because I just went open credit. I’m not spending it, but it looks like I have credit available. So now, I’m just like, it was amazing. I mean just for being important.
Lance: This is poor logic, but if you clean up your resume too much you have no work history and no one wants to hire you.
Mercedes: That was kind of the issue.
Lance: Well okay so yeah, I heard Kiyosaki said and I I got it but he was laughing. He said I have my friend I’m in business with and the banks want to work with him because he has half a billion dollars of debt and he laughed. He said, did you hear what I said? They only want to work with people like him because he is managing properties at such a scale that they could do big deals him. They don’t want to deal with the guy who doesn’t have that. The leverage is he’s got half a billion dollars with the debt. He’s the guy they want to talk to. He said and he’s laughing. He goes, I know a lot of you don’t understand it. You’ve got to understand this.
Mercedes: Well, and let’s talk about something really quick because inevitably, I watch the comments and if anytime we bring a financial person in. Every single time people feel disqualified. People feel like I can’t do this. I don’t have any money. I’m on a fixed income and so Karen, can you talk about that. Can you talk about how real estate no matter really where you’re at, there is an opportunity for you?
Karen: Absolutely. One of the things that we focus on is something called Creative Financing and a lot of times people do come to the workshops and they do. They feel like, hey, I don’t think I can get into this but when we actually talk to them, there are many ways for people to get into real estate and use money that they didn’t think they could use or to be able to actually find a to get that first minimum down payment and get in the game. So, one of the things just to share is that there is a way to use your IRA for real estate. Excuse me, a lot of people don’t understand that but we have been able to help people understand that instead of losing money in stocks and bonds in your real estate, you can leverage that through a self-directed IRA and start to move into real estate.
Another story with that is Mike Davis who’s one of our coaches. He was a pastor literally living paycheck to paycheck and he’d been having many conversations with Billy. Like boy, Billy’s trying to help him to get in real estate and he’s just like, I just don’t see how we can do it. I’m living paycheck to paycheck and basically, Mercedes, he did what you just said. He disqualified himself. So, Billy asked him one question. “Do you own a home?” He said, “Yeah, I own a home”. He said, “Well, when is that going to be paid off?” He said, “Well, actually, it’s going to be paid off in three years”. Billy looked at a and said, “You can do real estate”. So, he got a home equity line of credit which is how Billy started in real estate as well and he leveraged the equity in his home to begin to purchase properties and today, he’s financially free. He doesn’t even need a salary from his church and he is passing on generational wealth to his family.
Mercedes: Wow.
Lance: Alright, let’s talk real quick because we only have a few minutes, man. Time is flying. Generational wealth. You said something that I think was Interesting to me you said that third generation usually loses the wealth. First generation gets it. Second generation kind of manages it in the third generation. Explain that to me to my audience. What are we talking about?
Karen: Yeah. So, we are facing which I know you talk about a lot. The biggest wealth transfer of all time. There’s 68 trillion dollars that are going to pass from the hands of baby boomers into millennials and statistics show that most wealth that is transferred is lost in the third generation. So, instead of us just saying, oh my goodness, that’s what’s going to happen. This is a time and Wealth Builders is here to help you ensure that you are going to teach and train your children to handle wealth based on a foundation of God‘s word and I think when we look at money, we know that money inherently is not good, it’s not evil but it takes on good or evil based on who has the money and how they spend it.

And then by the time you meet the third generation, they’re so super woke. All that money generationally actually is going to the devil rather than to the kingdom. So, there’s something about training your children’s children a year and I don’t want people to miss what you said about the live stream. So, some people let’s go back. So, you got people that aren’t saved that end up having generational wealth. They got good Pentecostals that don’t understand finance and they’re struggling and it’s not because of their heart. It’s not because their prayer life. It’s because they didn’t know how to avail themselves with the wisdom. Wisdom always goes with money. I heard Mike Murdoch say this once and it bothered me. He said, my dad’s an intercessor. I love my dad. My dad’s a preacher and intercessor. Let me tell you about intercessors. They’re the purest people in the world but for the most part, they don’t have a lot money. Because intercession gives you intimacy with God but wisdom gives you wealth. You have to combine intimacy and wealth. You have to pursue wealth. Because money is a weird thing. You have to actually understand the science of it. It has a wisdom to it.
So, I’m saying you don’t choose one or the other. God‘s ideal is you have the heart of David and the wealth of Solomon. That’s why Psalms and Proverbs are packaged back-to-back. Should be generation that pursues God produces a generation that prospers in God‘s purpose. But I’m telling you guys right now, live stream. If you can’t do anything else, get the live stream. I talked to one guy said that he’s building these tiny houses and these tiny houses are in this cool area where he’s renting them out instead of having to worry about selling it. He just rents them out as an Airbnb and you just have to look for how the local laws are about that.
Karen: Yeah.
Lance: But is that a realistic option? Do you hear doing things like that?
Karen: Absolutely. We actually have three Airbnb’s or vacation rentals in the area that we invest. They are rocking it. We’re super excited. Let me just give you a quick statistic. That actually could almost be an entire program. The market in 2021 for vacation rentals was 15.1billion. We are estimating that by 2028 it will be 107.4 billion and in the market that we’re in just to give you a little idea. The searches for vacation rentals compared to last year are up 48. Vacation rentals are here to stay if you get in the right market.
Lance: So, folks, it’s not about just buying a house or I don’t know how to flip a house or rent a house. I’m worried about that. There’re the people who really are in this thing are getting these properties and they’re renting them out for like a hotel and they’re making money much they’re charging much more than they would for a monthly rent because it’s for the nice.
Karen: Absolutely.
